Greetings to all and hope this finds you are doing well.
We are getting ready to open and have decided to require insurance with all rentals. Using the NCSSA contract item 6 talks about tenant being responsible for their own insurance.
My question is with this being included (2,000) with your rate how are you addressing this in the leasing process?

I always say, "As we discussed, we require insurance to rent here. if you have proof of insurance, be it renters or homeowners, just bring a copy of the declaration page with you, if not I have insurance here for a modest fee." If they're walk-ins, and balk because they 'have' insurance, have them to call their agent right then and have it faxed or emailed to you directly, then finish the move in. Or if they balk because a. no insurance or b. they're lying, then have them sign up or tell them you're sorry but no rental w/o insurance.

One thing we have added to our rules and regulations is that if proof is not provided with in 7 days of rental we will add our tenant insurance on to the account.

If you're requiring insurance with all rentals may I suggest.. " The price on that unit is $79.00 and this price INCLUDES $ 2,000 of personal property protection built right in : )
Folks like the added bonus, your not messing with decloration pages and chasing or losing possible rentals over it.

You are correct. Point 6 talks about insurance. Moreover says that insurance is a " material condition of the lease." That means that if they do not have a. Tenant insurance or b. ACTIVE proof of insurance they are in violation of the lease. Are you offering Tenant Insurance?
