I've been struggling with collections from customers the last month. Right now we send them to a collections company if they move out with a balance or after the auction, but because we don't collect socials at move in, this threat doesn't carry much weight.
Does anyone use a collection company that is effective at collecting on a storage debt or another way to get that final month out of the customer?

If the tenant vacates after rent is due but before considered late, we call that time frame our grace period, we don’t collect. However, when considered late according to statute the unit is overlocked and the tenant cannot vacate without paying the rent and late fees.
