Currently we are preparing for an upcoming auction and I had a few questions. (New Member)

Hi, my name is Aaron and I've been the manager at my facility for about 2 months now. Currently we are preparing for an upcoming auction and I had a few questions.

1) Will posting the auction notification on the NCSSA website satisfy the NC standards as a public domain?

2) Does a certified auction letter have to be mailed out 21 or 14 days in advance to the auction date?

3) Will we still need to post an Auction notice on the courthouse bulletin board; and if so what needs to be included? I believe facility name and address, date and time of the auction as well as the name of the owner of said unit is satisfactory, but i would like to know if I'm missing anything.

Our facilities mail out a letter of Pre-lien after 21 days the account is delinquent. The State only requires a Lien Letter to be Certified, which follows the pre-lien letter by no less than 11 days, and the lien letter must be no less than 14 days before the auction. You must also place the ad for the auction no less than 7 days before the auction. The letter at the Court House is no longer necessary. Hope that helps.

Pre Liens are not required but are best practice. Ads are also not required just that it's posted in any public forum, be it online newspaper or courthouse.
State law no longer requires a certified letter to be sent. It can also go to an email address, if the lease allows.
