Hi Robert,
Are you referring to tenant/space insurance, or the business general liability insurance for your property?
As far as tenant insurance, our company uses Bob Bader, and have for something like 18 years. They only deal with self storage. So, just specialize in just the one thing.

Total agreement with using Bader Insurance for Tenant Insurance options.
Easy to understand their forms and they have tutorials that help.
In the area of General Liability Insurance we are currently using Frankenmuth Insurance provided thru our local insurance agent. We have been pleased with their service and their recommendations to improve our facility. Top notch Company!

For self storage property insurance - I would reach out to Brian Bogdanoff with IOA. They are very knowledgeable regarding self storage and will shop you property across several companies for rate and coverages comparison.

For tenant insurance, my recommendation is StorSmart insurance. We love this company as it is a “first payer” meaning they will not go after a customers home owners policy or renters insurance for a claim- a lot of them do. Also, they personally send a trainer to your location to train all of your managers on how to offer it and will assist in an insurance enrollment campaign to address your existing customers who do not have insurance. If you change managers, they will support additional training for the new staff if you let them know.

There are many out there that are truly insurance carriers and those that are other forms of coverage. If your facility is in NC, hurricanes, tornados, flood and vermin coverages are your main exposures. How much referral revenue can you make? Do you want to make your program mandatory or voluntary?
